In the heart of Washington, D.C., the transformation and revitalization of neighborhoods are well underway. Providence Place and The Strand Residences are two projects that exemplify how thoughtful, strategic partnerships can deliver lasting impact. Situated in the historic Deanwood and Lincoln Heights neighborhoods, these developments reflect the strength of collaboration, a clear vision, and a deep commitment to community transformation.
This year marks the five-year anniversary of financial closings and construction kickoff for these projects. On a recent visit to Washington, D.C. for a conference, our team had the opportunity to return to these neighborhoods and see the communities in person. It was incredibly meaningful to witness firsthand how well these communities are doing today, continuing the vision that first sparked such expansive and collaborative development efforts.
The Strand Residences: A Beacon of Hope in Deanwood
Nestled next to the iconic Strand Theater in the Deanwood neighborhood, The Strand Residences stands as a symbol of what can be achieved when developers, public agencies, and community leaders come together. CSG Advisors played a key role in bringing this vision to life, providing project management, development consulting, and liaising between the Deputy Mayor’s Office and the development team. The project was financed through a combination of tax credits, bonds, and subsidies from local and federal agencies, which underscored the importance of collaboration.
Key Features of The Strand Residences:
- 71 one-bedroom units and 15 two-bedroom units
- 28 replacement units for households at 30% AMI and 58 units for households at 60% AMI
- A fitness center, private courtyard with grilling station, cybercafé, package lockers, and a resident services coordinator
- The historic Strand Theater, built in 1928, was preserved and repurposed into the Deanwood Smokehouse: a vibrant community restaurant and gathering space, bringing a piece of history back to life.
Providence Place: A Foundation for the Future
Providence Place, a 93-unit affordable housing development located at 601 50th Street NE, is an anchor in the revitalization of the Deanwood neighborhood. This robust development serves its residents as a place where families of all sizes, from one-bedroom apartments to spacious four-bedroom units, can build their lives. Providence Place supports long-term residents of the area, allowing them to stay rooted in their community while benefiting from growth and opportunity.
Since conception, Providence Place has been an example of the power of collaboration. The project’s total development cost of $39.4 million was made possible through a combination of tax credits, bonds, equity, and District subsidies. CSG Advisors communicated with stakeholders, managed timelines, and developed innovative solutions to complex challenges, keeping the project moving forward.
Key Features of Providence Place:
- 52 one-bedroom units, 32 two-bedroom units, 7 three-bedroom units, and 3 four-bedroom units
- 35 replacement units for households at 30% AMI and 58 affordable units at 60% AMI
- A business center, fitness center, roof terrace, community room, and carshare/bikeshare memberships for initial residents
- Sustainability initiatives such as solar panels and adherence to the Enterprise Green
- Communities and Green Building Act standards, ensuring that the development is sustainable for future generations.
Financing and Project Execution: A Balance of Vision and Expertise
Carefully structured financing strategies were key to the success of both Providence Place and The Strand Residences. The combination of tax credits, tax-exempt bonds, and public funding from District agencies allowed these projects to become a reality.
Beyond financing, these deals succeeded through the collaboration of multiple teams committed to solving issues amicably. From the developers to the financial partners, local government agencies like the Office of the Deputy Mayor for Planning and Economic Development (DMPED), the DC Housing Finance Agency, the District of Columbia Housing Authority, and CSG Advisors, every party worked in tandem to solve problems, overcome obstacles, and create much needed affordable housing for Deanwood and Lincoln Heights.
